No. Reflection is a privately owned and professionally managed community. Click here for more information about the management and ownership.

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

Instead of requiring all roommates to sign a joint lease, each person at Reflection has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

Each resident at Reflection pays a flat rate that includes:

The spacious accommodations at Reflection range from 1 through 4-bedroom apartments, with single occupancy bedrooms and a private bathroom for each bedroom.

Yes, all apartments at Reflection include a furniture package with a full-size bed, mattress, nightstand, dresser, desk, and chair in each bedroom. In 1 through 4-bedroom apartments, the living area includes a sofa, end table, coffee table and as well as a movable bar and barstools. Studio apartments have a sofa, coffee table and side chair in the living area. To see a sample of the furniture and other finishes, please visit our model apartment.

The standard term is August 15, 2027 to July 24, 2028, with payments made in 12 equal installments. Limited alternate dates are available; please inquire with our staff. Click here for a sample agreement.

Within 7 days after a Housing Agreement is signed, each resident is required to do one of two things: provide a qualifying guarantor (often a parent), or pre-pay the final installment.

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Reflection offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Your living costs at Reflection can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at Reflection. Normal payment deadlines will continue to apply.

Reflection is designed and offered for students at Georgia State University, Herzing University and other local colleges. The per-person contracts are also designed with students in mind. Therefore, applications are accepted only from students at one of these local colleges or universities. Reflection is an Equal Opportunity housing provider and welcomes student residents/families with children, at no extra cost other than regular charges for each bedroom space selected by the resident. In order to match roommates in shared apartments with college students, roommate consent is required for any occupant who is not a college student.

Reflection has 24-hour security guards, a front desk attendant, secure building entry and a monitored fire-sprinkler system, along with electronic locks plus individually locking bedroom doors. Management staff are also on-site and can be reached by a 24-hour phone number.

Reflection is currently pet-friendly in select apartments with management approval, with restrictions on animals and breeds. Reflection is smoke-free in all indoor and adjacent spaces. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Reflection offers limited garage parking, as well as reserved off-site spaces, for an additional charge.

Reflection is just steps from the Georgia State University campus and from Herzing University. The MARTA Peachtree Center station (Red and Gold lines) is just two and a half blocks away. The Atlanta Streetcar stops just two blocks from Reflection, and there are also three bus stops within one block from the front door, serving over 20 bus routes all over the city.
